South University Eugene Real Estate Information

At 0.317 square mile, there are about 2,500 people living in South University, making this part of Eugene one of the most densely populated — more than double that of the entire city of Eugene, which only has a population density of 3,831 people per square mile (2010 data).

The University of Oregon and Northwest Christian University are located within South University’s boundaries, and both the main and downtown campuses of Lane Community College are very close by, making South University a convenient living location for both students and employees of these institutions.

This community is mainly comprised of young adults with a median age for both men and women at 29 years. A third of all households in South University are comprised of married couple families with children.

Understandably, so many residents packed into such a small area present a number of challenges with regard to parking, traffic, noise, partying and other livability issues.  The way the South University community has met these challenges has made is one of the most awarded communities in the city, including the 2011 Neighborhood of the Year Award.

The South University Neighborhood Association (SUNA) is known to be very responsive to citizens’ needs and concerns.  SUNA formed a Neighborhood Livability Working Group, where representatives from the city government, police, University staff, students and property owner/managers work together to identify and minimize problems and make the neighborhood a safe and attractive place to live for all types of residents.

About a third of the total housing units in South University are detached houses, with a 2010 estimated total value of $411,704, significantly higher than city average prices of detached homes for the same year. Although detached housing types are valued higher than the city average, the rent in South University community is lower than the city’s average.

The median rent in South University as of 2010 data is pegged at $623 while the city’s median rent for the same period is $704.  Since 2012 until January 2015, there has been a total of 83 houses sold in this young and upbeat community. That translates to about 25 houses being sold each year in the South University neighborhood.
